Buying in Central Coast

The Coast splits into distinct markets that happen to share a council. The Peninsula, the Gosford basin, the Terrigal and Avoca beaches and the northern lake towns each move at their own pace, and several are unit markets where the house median rests on a handful of sales. The pages below show the sample size alongside the figure so you can weigh it.

Tuggerah publishes the lowest house median of the twenty at $800,000, and Wamberal and Avoca Beach share the highest at $1,700,000. Fourteen of the twenty are at or above $1,000,000. The range between top and bottom is narrower here than in Newcastle, where the gap runs past five times — the Coast is a more even market than its beach suburbs suggest.

It is also far more of a unit market. Eighteen of the twenty publish a unit median, against thirty-two of forty-six in Newcastle, and seven of those eighteen sit under $700,000: Wyong at $545,000, Toukley at $574,000, Gosford at $620,000, The Entrance at $643,500, West Gosford at $670,000, Kincumber at $682,000 and Tuggerah at $685,000. For a first home buyer working to a deposit rather than to a postcode, that is the part of the Coast worth looking at first.

House rents run from $570 a week at Toukley to $920 at Avoca Beach. Every figure on this page comes off the individual suburb pages below, each of which names its source and the month it was published.
