What’s it like to live in Kincumber?
Kincumber is the service town for the beaches south of Terrigal, sitting inland at the head of Kincumber Broadwater with Kincumba Mountain rising behind it. It is the suburb the coastal villages come to for the supermarket, the pub, the doctor and the high school, and it has the practical, unshowy character that goes with that role. The population is notably older than the surrounding beach suburbs, with people in their seventies the largest single age group and childless couples the most common household, reflecting the retirement villages and low-maintenance housing that have been built here over the past two decades.
That said, Kincumber is not a one-note retirement suburb. Families are drawn by the primary and high schools, by a housing stock that includes plenty of standard family homes rather than beachfront prices, and by being within easy reach of the water without paying for a view. The waterfront reserves on the Broadwater, the bush of Kincumba Mountain and the beaches at Avoca and Copacabana are all a short drive, and Gosford is close enough for work and the train. Convenience, rather than scenery, is what brings most people here.
Kincumber features
Kincumba Mountain Reserve is the suburb’s outdoor centrepiece, a large bushland reserve rising directly behind the town with walking tracks, mountain bike trails, sandstone caves and lookouts over Brisbane Water and the Broadwater. Off Island View Drive there are picnic tables, free barbecues and toilets at the main entry, making it a genuine weekend destination rather than just a patch of scrub. Kangaroos and a good range of birdlife are common on the quieter trails, and the maps at the car park make the network easy to navigate.
Kincumber Village Shopping Centre on Avoca Drive is the retail heart of the whole southern coastal pocket, anchored by a Coles and carrying the specialty shops, services and medical practices that the smaller beach suburbs cannot support. It is where Avoca, Copacabana, MacMasters Beach and Bensville households do the weekly shop. The surrounding strip along Avoca Drive fills in with takeaway, cafes, a chemist and trades, giving Kincumber a busier daytime feel than its residential streets suggest.
The Kincumber Hotel on Carrak Road is the district’s main pub, with a bistro, a beer garden, a playground and live music, and it functions as the default meeting point for a wide catchment. Around it sit the clubs, bowls and community facilities that make Kincumber the social as well as the commercial centre for this end of the Coast, and the venue’s size means it absorbs everything from Sunday family lunches to weeknight sport.
Schools are a significant draw. Kincumber Public School on Avoca Drive takes local primary students, and Kincumber High School on Bungoona Road is the comprehensive secondary school for the coastal villages, so most teenagers from Avoca Beach, Copacabana and MacMasters Beach travel here each day. The concentration of schools, medical services and aged care in one suburb is unusual on this part of the Coast and explains a good deal of Kincumber’s daily traffic.
The Kincumber Broadwater and the reserves along its edge give the suburb sheltered water for kayaking, fishing and flat foreshore walking, with the cycleway linking through towards Davistown and Saratoga. For the ocean, Avoca Beach is the beach most Kincumber households use, with Copacabana and MacMasters Beach the alternatives and Bouddi National Park beyond them. Gosford Station and the M1 Pacific Motorway are reached through Green Point and Erina, which is also the route to Erina Fair.
