What’s it like to live in Redhead?

One of Lake Macquarie’s premier coastal suburbs, buying property in Redhead means you’re living the Aussie dream. Whether you’re on the bluff or at sea level, Redhead is one of the east coast’s best suburbs.

Redhead features

If you’re interested in Redhead property, there’s a good chance you already know about the beach. Perfect for families, surfers and dog walkers, Redhead Beach is one of the most loved coastal suburbs in the region. Popular with families and downsizers alike – there are plenty of lifestyle villages popping up in the area –

Just behind the beach is Webb Park, home to a popular playground, regular handmade markets and located handily across the road from the cafe, pizzeria and Malaysian takeaway. There’s also a bakery, small supermarket, pharmacy and a few other small businesses in the suburb, but otherwise you’ll have to go to Bennetts Green, Jewells or Charlestown for most of your shopping needs. At the other end of the suburb, you’ve got an industrial site with a popular takeaway and coffee shop.

As well as the beach, there are plenty of popular walking trails here. The Fernleigh Track cuts through Redhead beside Liles Oval, but you also have trails in the bush by the beach and on top of the bluff, where you’re rewarded with sensational ocean views.

There’s plenty to love in this old mining community, and the property prices reflect this. However, despite how much the houses are worth, no one who buys one ever regrets it.

The beach has been patrolled by Redhead Surf Life Saving Club since 1908, from the corner of Beach Road and Alison Street. Its heritage-listed shark tower is the thing most people photograph here, and it is a reasonable shorthand for why the beach end of the suburb prices the way it does.

The cheapest units we publish, and the largest fall

Redhead’s unit median is now 72 per cent below its house median, proportionally the widest gap of any suburb we cover. Over the year to August 2026 the median house rose 15.6 per cent to $1,885,000 while the median unit fell 38.7 per cent to $530,000 — the largest one-year unit fall on our figures, and the cheapest unit median we publish.

A fall that size in a small market is describing what sold rather than what anything is worth, so treat the unit figure as a signal about the stock rather than a price. What is not in doubt is which side of the thresholds each sits on. A house at the median attracts $84,962 in transfer duty. A unit at the median attracts none at all for an eligible first home buyer, because $530,000 is well under the $800,000 exemption.

A fifth of the house median is $377,000, which takes the money to have ready past $462,300 with duty and the registration fees in. First home buyer help ended at $1,000,000 and has not been relevant to a house here for years.
