What’s it like to live in Wyee?

Found on the southern edge of Lake Macquarie, almost in Central Coast territory, Wyee is a small town of 3000 with great facilities and links to water, beach and city.

With a population just 3,000 in 2021, Wyee has jumped in popularity with new homes being built en masse for Sydney commuters. The position couldn’t be better. With Lake Macquarie on one side and rich bushland on the other, it’s one of the most tranquil suburbs in the area.

Being at the southern end of Lake Mac also means you’re within easy driving (or train) distance from plenty of places. It’s about 90 minutes down to Sydney CBD and an hour up to Newcastle.

Wyee itself has a small presence. The majority of homes are around the train station, where you’ll also find an IGA so you can grab something quick for dinner on your way home. Out by the marina, there’s a few of the more expensive homes. And, now, by the highway, you’ll find more and more houses pop up to enable the commute down the coast.

With such close proximity to the Central Coast, as well as the eastern and western sides of the lake, you’re never far form a great shopping trip or a fun day out.

Wyee Public School sits on Wyee Road in bushland, with the community hall, tennis courts and skate park next door. For the young families and Sydney commuters this page describes, having all of that inside the suburb is most of the appeal.

Units at little over half the price of a house

Wyee’s median house has not moved between our last two readings — $1,100,000 in May and the same in August 2026 — which after a fourteen per cent year is worth noting on its own. It sits above the $1,000,000 where New South Wales first home buyer help ends, so at the house median there is none.

The units are a different proposition entirely. At a median of $632,550 they are the second cheapest unit market we publish, behind Redhead, and comfortably inside the $800,000 below which a first home buyer pays no transfer duty at all.
