What’s it like to live in Beresfield?

Found on the very furthest reaches of Newcastle LGA, Beresfield is actually close to Maitland than Newy CBD. Property prices in Beresfield remain much more affordable than the suburbs closer to the beaches and with its own village feel, there are lots of positives to living this far out.

Beresfield features

Although Beresfield is about as far as you can get from Newcastle CBD while staying in the Newcastle LGA, it’s by no means isolated. By train, it’s a touch over half an hour to Newcastle Interchange and a few minutes quicker to Maitland Station.

And while you might want to go to one of these for a huge shopping centre or hospital visit, for everyday needs you’ll find everything you need in Bero. You’ll find a small Woolies sitting in a small shopping centre in the centre of the suburb and the nearby streets have popular cafes, takeways and bakeries. If you’re a fan of chicken, The Steggles Shop often has good prices on chooks.

Newcastle Memorial Park is one of the city’s most beautiful and underrated green spaces, behind which you’ll find the local soccer fields. For families, Beresfield Pool is a great facility and from this year it’s only $2 to enter. After the pool, take a trip to the local bowlo.

Beresfield is also home to an 18-hole golf course, again one of the best of its kind in Newcastle.

Beresfield Bowling Club on Anderson Drive runs three greens along with the restaurant, gym and weekend entertainment — the sort of single venue a suburb this size tends to organise its week around.

One of the last two under the line

A year ago seven of the suburbs we cover had a median house price under $800,000, where New South Wales exempts a first home buyer from transfer duty completely. Two are left. Beresfield is one of them, at $792,500 as at August 2026, and Tarro is the other.

The margin is $7,500. The median has risen nearly nineteen per cent in a year, so on that pace the exemption is a matter of months rather than years — and there is no partial version of it above the line, only a concession that tapers away to nothing by $1,000,000.

For an eligible first home buyer the duty at this median is nothing at all. For anybody else it is $29,850. A fifth of the price is $158,500, so about $188,700 to have ready at full duty and just the deposit and fees for a first home buyer.
