What’s it like to live in Merewether?

Arguably Newcastle’s most prestigious suburb, property in Merewether is in very high demand. The beach lifestyle, glamorous homes and stunning views combine for enviable living… and high median prices.

Unless you bought long ago, Merewether is the suburb for the rich and the famous. Home to the likes of musician Daniel Johns and surfer Mark Richards, the suburb made headlines in 2023 when a new record was set with the sale of a $11,050,000 property on Berner Street.

That’s not to say that there aren’t bargains to be had, especially in the form of units. Houses here were flat over the year to August 2026 while units rose nearly sixteen per cent, and at a $967,500 median a unit is the only part of Merewether where a first home buyer concession is still in play.

Merewether features

Merewether is synonymous with the beach. Known locally as one of the top surf spots in the region, Merewether Beach is a draw for people from all walks of life. Coastal walks, beachside cafes and the much-loved ocean baths make this one of the most visited spots in Newcastle.

As well as Merewether Beach, ocean swimmers head to Dixon Park Beach which has generous patrolled hours. Across the road, you’ll find Dixon Park itself, a favourite for families and dog owners.

Away from the beach, Merewether spreads out towards The Junction and Adamstown. This means that some of Newcastle’s favourite hospitality options are technically in Merewether: Sapphire Indian, DiRoma Pizzeria and Modus Brewing. Close to Modus is Townson Oval, home to Merewether Carlton Rugby Club and the Merewether Community Garden.

But in reality, it’s the beach that makes this suburb so sought after – and businesses like Merewether Surfhouse and Blue Door Cafe that take advantage of this location only add to the attraction.

The beach itself is patrolled by the Merewether Surf Life Saving Club, which has run weekend and public holiday patrols here every season since December 1907 and now carries more than 800 members. On a suburb where the beach is most of the reason people pay what they pay, that is worth knowing about.

Third dearest, and flat for a year

Taking houses specifically, Merewether’s median reads $2,150,000 as at August 2026 — and realestate.com.au has it unchanged over the twelve months to that date, which is unusual in a market where most of our suburbs moved by ten per cent or more. It is now the third dearest of the suburbs we cover, behind Bar Beach at $3,900,000 and Hamilton East at $2,170,000.

Transfer duty at that figure is $99,537, calculated up through the brackets and finishing at $5.50 for every $100 above $1,290,000. A fifth of the price is $430,000, so the money to have ready before conveyancing is close to $530,000.

The units are the part of the suburb where the arithmetic is different, and they have not been flat at all — up nearly sixteen per cent over the same year to a $967,500 median.
