What’s it like to live in New Lambton?
New Lambton has huge appeal. With two village shopping centres (in New Lambton itself and Blackbutt), a community centre and some of the city’s best green spaces, there’s a little bit of everything in this suburb. For anything else, it’s likely within a 10-minute drive.
New Lambton features
New Lambton is a bit of an oddity in that it’s almost two suburbs in one. The first is centred around the shops, cafes and restaurants on Alma Road. You can find some of the city’s favourites here, including Too Hands, Kwon Mart and Gandhas.
A few minutes away are the shops at Blackbutt, not officially a suburb, where you’ll find the Blackbutt Hotel, a doctor’s surgery and the incredible cakes of the Euro Patisserie.
Blackbutt is, of course, more famous for its nature reserve. The free animal exhibits allow you to see Australian animals like koalas, emus and kangaroos for free, while there are also bush trails, a cafe, a playground and one of Australia’s hilliest park runs.
Beside this is Richley Reserve, another natural favourite, and home to one of Newcastle’s best playgrounds. Families with young children can choose from two popular schools: New Lambton Public and New Lambton Infants.
Elsewhere in New Lambton, there’s the McDonald Jones Stadium (home to the Knights and Jets), and plenty of parks and ovals for those aspiring to play there one day.
The dearest of the four Lambtons
Two shopping strips, two schools and Blackbutt on the doorstep are all priced in, and increasingly so. The August 2026 median house is $1,360,000, up 16.6 per cent over the year, which makes New Lambton the dearest of the four Lambtons — ahead of New Lambton Heights at $1,282,500, Lambton at $1,230,000 and North Lambton at $1,007,500.
That rise also carried it past $1,290,000, where New South Wales duty steps up from $4.50 to $5.50 for every $100. Duty at the median is $56,087, and with a 20 per cent deposit of $272,000 that is about $328,500 to have ready before conveyancing and inspections.
All four Lambtons are now above the $1,000,000 ceiling where the first home buyer concession stops, so no help applies at any of their medians. Units here are a different matter, at a $772,500 median that sits under $800,000 and attracts no duty at all for an eligible buyer.
