What’s it like to live in Warabrook?

A small suburb on the outskirts of Newcastle, Warabrook is a family-friendly space where the median house price is still less than a million dollars. With fewer than 2000 residents, there’s a close-knit community with its own shopping centre and direct access to the Hunter Wetlands. Walk, run or cycle in the national park or take your children for a play in the park.

Found to the north-west of Newcastle CBD, Warabrook is one of the LGA’s smaller suburbs.

The Warabrook Shopping Centre has all the vital stores and businesses you’ll need, including a supermarket, a doctor’s surgery, a chemist and a hairdresser. Other shops and restaurants are within close reach in Mayfield West and facilities like a gym and swimming pool can be found at the uni in Callaghan.

Warabrook has part of the Hunter Wetlands in its boundaries. This is a popular place for running and cycling, and the playground there is the bigger of the two in the suburb.

If you want to get out of town, Warabrook has its own station connecting you to Dungog, Sydney and everywhere in between. It also sits on the Pacific Highway, making it easy to drive into town or up to Hexham, Maitland and all the way up the east coast.

Warabrook sits between the University of Newcastle’s Callaghan campus on one side and the Hunter estuary wetlands on the other. The Hunter Wetlands Centre manages 45 hectares of that Ramsar-listed system just up the road at Shortland. A suburb of 1.5 square kilometres wedged between a campus and a wetland has very little room to grow.

One of the few that went down

Warabrook is one of eight suburbs we cover whose median house price fell over the past year rather than rose, and one of very few anywhere near the first home buyer thresholds to do so. It reads $970,500 as at August 2026, down a little over one per cent.
