For beach life
One of the main draws of Newcastle, and all of Australia’s coastal cities, are the beaches.
Merewether is one of the most prestigious beachside suburbs, and it’s where the rich and famous tend to gather. There’s obviously a huge price tag that comes with living here, but for many it’s the suburb where they’ll find their dream home.
If Merewether doesn’t call to you, there are plenty of seaside suburbs to the north and south. Stockton is a hotspot, as are Catherine Hill Bay, Dudley and Redhead.

For entry level homes
Not everyone can afford the multi-million beachfront properties in Merewether, but that doesn’t mean you can’t buy a home in the Newcastle region.
Depending on what you’re looking for (house vs townhouse vs unit), there are plenty of options to get onto the housing ladder. Areas like Mayfield, Jesmond and Fletcher are popular with first-time buyers.
For university students
If you’re going to the University of Newcastle, looking at nearby suburbs like Birmingham Gardens, Glendale and Waratah may help you keep your commute short without breaking the bank while you study.
Public transport links to the university are pretty good, by Newcastle standards at least, which can let you live further out. Free shuttles operate from Warabrook Station, meaning you can look out to Beresfield, Hexham and Sandgate on the train line.
There are plenty of buses too, opening you up to Charlestown, Georgetown and Islington.
For cafes and bars
Newcastle’s a bit of an odd place in that it doesn’t have a single spot in the CBD where everything happens. This makes its attractions a bit more spread out, especially with things like cafes.
Most locals would pick Darby Street as the city’s top spot, making houses in Cooks Hill highly desirable. Likewise, Beaumont Street in Hamilton is popular for brunches and nights out.
For fine dining and high-end bars, the Honeysuckle Precinct is the go-to spot. Properties in Newcastle West and Wickham, or anywhere along the tram line, can get you here easily.

For the best schools
How you judge a school is totally subjective. The high schools in Kotara, Lambton and Warners Bay generally have the best reputations, but they might not suit everyone.
Worried about enrolment numbers? All three are some of the biggest in the area, with more than 1100 students at each. At the other end of the sale, Cardiff, Swansea and West Wallsend are in the 650-760 bracket.
There are also selective schools that take in local students, including Merewether High and the Hunter School of Performing Arts (which are both based in Broadmeadow), which may be a better fit for some students.
When researching schools, it’s a good idea to download the annual reports from their website. These give an overview of the school’s visions, enrolment numbers, staff numbers/roles and school development and spending, as well as stats on things like post-school destinations.
You can also look on Better Education to see details like enrolment numbers and whether they’ve published their State Overall Score. Not all do this, but some do. For example, Merewether High School has a score of 99 (out of 100) which puts it in the top 2% of schools in the state.
Domain lets you search for properties by a school’s footprint and the state government’s School Finder website is useful to double check which school a house is zoned for.
For young families
If you’re not ready to think about school zones, you may be more interested in amenities.
Somewhere like New Lambton is a good place to start your search. Blackbutt’s free wildlife park and the large playground at Richley Reserve are family favourites, and you’ve also got a row of local shops and a large green park to play in.
Neighbouring Lambton is also a good choice with its pool, large park, 24/7 library and high street with popular cafes, hotel and community centre.

For small village feel
If you want to live in a self-contained suburb, there are a few options. Somewhere close to a reasonable shopping centre or high street is a good starting point. Many people move to Carrington, The Junction or Kahibah for their communities.
Suburbs like Adamstown and Wallsend are popular and are also well connected by public transport. Adamstown has recently received a playground upgrade, as well as having huge playing fields to run around in, while Wallsend has a council pool and a popular playground at Federal Park.
For investors
Investors in Newcastle have enjoyed good growth in recent years and, although there’s no guarantee, many of them are expecting to see more of the same soon. Knowing where the best investment suburbs in Newcastle will certainly help, but you’d need a pretty good crystal ball to work that out.
Looking at recent performance, New Lambton, Mayfield and Merewether all showed significant growth from 2023 to 2025. Adamstown Heights is another area of high interest.
Buying property is a huge commitment, so make sure you keep up to date with property trends in Newcastle and do all your due diligence before committing to anything.
