Sitting on the edge of the picturesque Blue Mountains – but still within driving distance of both Sydney and Bathurst – gives Lithgow one of the best locations in Australia. Given this, you’d think that the property prices would be beyond the reach of most of us.
However, Lithgow property trends are much cheaper than anticipated, with home prices matching closer to what you’d find in other regional centres.
This makes this former railway town an accessible and appealing place for families to settle down without breaking the bank. Read on to find what pleasant surprises could you discover within Lithgow property trends.
Lithgow snapshot
Lithgow is a popular spot for holidays. The town is the hub of the greater City of Lithgow region – supporting a population of just over 30,000. The area was once one of Australia’s fastest-growing industrial hubs – particularly in mining and metalworks – and it also shared a large role in building railways linking regional New South Wales to Sydney and the rest of Australia.
However, the town’s role has shifted, finding itself as an area that thrives in both industry and tourism. The LGA itself has a population of close to 21,000 as the town has become a popular gateway to explore stunning natural wonders. This includes the World Heritage-listed Blue Mountains as well as Wollemi National Park. The town also sits on the Greater Western Highway, providing direct links by both road and rail to both Sydney and Bathurst.

Lithgow Property Trends
Lithgow
Due to its rural setting, Lithgow has remarkably cheaper property than many towns of a similar size and proximity to Sydney. According to Realestate.com.au, the median house price in Lithgow is just over half a million at a time when the average national price is north of a million dollars. It fits in line with recent Lithgow property trends with average house prices only breaking the $500,000 milestone for the first time in December 2024.
What this means is that families or couples can settle in the town for much less than similar towns closer to the coast. For example, a 4-bedroom family costs an average of $664,500. This equals the price of a 2-bedroom home in areas closer to Sydney or even the Central Coast. With 2-bedroom houses costing an average of $427,500, it gives both families and couples the chance to find a place on the property ladder.
Population: 11,197 (2023)
Average house price: $502,250 (August 2025, realestate.com.au)
Average rental price (house): $400 (August 2025, realestate.com.au)
Bowenfels
The first town in the Lithgow area, Bowenfels is a town that has changed tremendously through the years. The small town is effectively split in two – Bowenfels and South Bowenfels – separated just by an old homestead. Yet, this hasn’t stopped urbanization from swallowing up the two towns to become a joint populace of around 3,500.
Property prices in Bowenefels have grown hugely in recent years, up from $420k in August 2024 up to $645k in August 2025 – an increase of more than $200,000 that saw it overtaking Lithgow in the process. It’s a far cry from August 2021 when prices in the town had an average of $320,000.
South Bowenfels is traditionally the more luxurious market. Average house prices are $860k now, showing steady (but slower) growth.

Wallerawang
Just 14 km north of Lithgow, the small town of Wallerawang has had fluctuating fortunes in its history. Once a booming railway town, Wallerawang sat in the heart of traffic flowing through the area. The development of highways has changed its importance dramatically in the 21st century and the town’s power station being its biggest calling card.
However, this hasn’t stopped Wallerawang echoing the Lithgow property trends in recording strong growth. As of August 2025, the average house price in Wallerawang is $616k, up from $540k a year earlier. This is the highest it’s ever been, with slow continual growth up to (and possibly beyond) this point.
Population: 1,952 (2023)

Average rental price (house): $480 (August 2025, realestate.com.au)
Portland
On the northern edge of the city of Lithgow, the town of Portland is one steeped in history. The town was home to the first cement factory in Australia, part of the industrial heart that beat in the region in the early 1900s. Nowadays, the town has become equally as popular as a base to explore the Capertree Canyon – the widest canyon in the world.
Despite having these natural wonders on its doorstep, Portland has some of the cheapest properties in the area with an average house price of $475k. This brings it back to the values seen in February 2023 which was the start of a decline that last several months. Things still haven’t reached the peak of $499k of July 2023, but the graph is definitely trending back up.
Population: 2,424
Average house price: $475,000 (August 2025, realestate.com.au)
Average rental price (house): $390 (August 2025, realestate.com.au)
Conclusion
As you can see, Lithgow property trends have revealed just how cheap it can be to move out to this part of regional NSW. Despite being just within reach of Sydney, it’s not hard to find houses in the region for less than $600,000. This a significant drop compared to coastal regions and cities, or even units in Sydney’s more popular suburbs. Plus, with the Blue Mountains and other natural attractions in the area, you get the best of both worlds.
The lower prices could attract Sydney residents looking to escape the hustle and bustle of city life which is why it’s worth keeping an eye out especially when Lithgow property trends show a chance to get on the property ladder.
